Alexandria, Virginia: A Quaint Town Near Bustling Washington D.C.

"From the thriving, historic, waterfront community of Old Town Alexandria to the estates by Mount Vernon, Alexandria offers myriad cultural activities, great schools and colonial charm. Fantastic restaurants, theaters, and shopping abound. The pleasant small town feeling and lifestyle, great public schools, plentiful job opportunities and strong economic base combined with the area"s rich history make Alexandria a wonderful place for your family to live. Alexandria is also ranked as one of the top "Big Cities for Doing Business" in the U.S. and is ranked among the nation"s "Best Cities for Women" by the Ladies Home Journal." Says Realtor Polly Shaw, "Alexandria is an historic city founded in 1749 by Scottish settlers. Its Old Town area has many historic properties that reflect the history of the city"s 18th and 19th century past. There is an abundance of shops, restaurants and galleries and the waterfront marina is a local gathering spot. Old Town also contains many newer properties, mostly townhouses and a few condominiums which offer a diverse housing supply for varied tastes." But be prepared to pay for the privilege of being a resident. Advises Realtor Tamara Inzunza, "Alexandria is still maintaining a seller"s market. If you"re looking for a condo, be prepared to compete with other buyers. If you"re looking for a townhouse, you"ll have more of a selection, but you will still be competing with other move-up buyers. If you"re looking for a single-family home, you can negotiate. In Alexandria, condos are still the hottest-selling type of property. Here, you"ll likely find single buyers, who want to own a home rather than paying rent. Condos under $200,000 are being snapped up quickly. In the townhouse market, you"re looking at the purchaser who is probably selling their condo they bought years ago during the buyers market and who now has equity and can make a 20 percent down payment which is the formula for a solid loan. Single-family homes are starting to average a market time of 45 days or more. You"ll see price reductions and more flexibility from the sellers."
