Westport, Connecticut Reports Hot Summer"s Housing Market

Located on Long Island Sound, Westport, Connecticut offers breath-taking ocean-front scenery, a charming country landscape, attractive amenities and a comfortable commute to urban centers, say local Realtors. "Westport offers the best of all worlds to a diverse and culturally exciting population," says Realtors Sara Hancox and Charles Hemmerdinger. "Impressive waterfront properties grace the coastline while magnificent estates, country houses and streamlined contemporaries dot the countryside." Say the Realtors, "The summer market in Westport is red hot. Properties that are priced correctly are selling at or above asking price. The available inventory is turning over rapidly, and there are currently only 180 active single family residential listings, priced between $365,000 and $9,750,000. Of these, 10% are bindered (have accepted offers but have not yet gone to contract). So far this year, 350 properties have sold between $241,000 and $4,450,000." "If you are looking to live among the 24,000 residents of Westport, here are some statistics that might be of interest," says Realtor Judy Szablak. "The average available home price is $1,625,074. The average sale price (last 180 days) was $953,539 "Homes continue to move in this market," says Realtor Paul Thury. "We are still seeing multiple offers on some properties. More inventory is coming on in the market, but it is not lasting long. The homes that move the quickest are the ones that are in move-in condition. If priced properly, homes are still selling for 97-98 percent of list price." Click here to view current Market Conditions in your location.
